It’s true, in theory, the core fundamentals of Property Management should be simple and straightforward. In reality however, most people forget to factor in two very key elements:

  • human nature
  • the minefield that is Victoria’s Residential Tenancies Act

Unfortunately, not everyone has the same definition of ‘logical’, ’respectful’, ’fair’ and ‘reasonable’. Add to this a very broad Residential Tenancies Act that is so often open to interpretation and abuse. Before you know it, situations that should be very simple can and do turn into complex and costly disputes.

  • always treat your renter with respect and understanding
  • always try to negotiate dispute issues rather than rely on VCAT.
  • employ a full time Trust Accountant so that rent can be disbursed to RRP's as soon as it clears
