In accordance with the stage 4 restrictions in Melbourne, our office will close from Thursday 6th August until further notice.

During this time, only URGENT MAINTENANCE will be attended to.

Under the Residential Tenancies Act 1997, urgent repairs in a rental property are:

  • burst water service
  • blocked or broken toilet system
  • serious roof leak
  • gas leak
  • dangerous electrical fault
  • flooding or serious flood damage
  • serious storm or fire damage
  • failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, or laundering
  • failure or breakdown of the gas, electricity or water supply
  • any fault or damage in the premises that makes the premises unsafe or insecure
  • an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
  • a serious fault in a lift or staircase.

 

DURING OFFICE HOURS

If you need to report urgent maintenance during office hours (9.00am – 5.30pm, Monday – Friday), please contact your property manager directly via email or mobile phone.  All their contact details can be found below.  Alternatively, please call the office on 9375 9375.

Urgent maintenance can also be reported between 9.00am and 1.00pm on Saturdays.  Please call 9375 9375

If you experience an urgent repair out of hours, please call 0409 388 363 for assistance or contact the relevant tradesperson below.

Please ensure that you are reporting URGENT MAINTENANCE.  If the repair is deemed non-urgent, you will be responsible for the invoice.

LOCKED OUT?

If you have locked yourself out, you will need to arrange a locksmith at your own expense.  We are not permitted to open the office for any reason.

 

PAYING RENT

Please continue to make your rental payments as you normally would.  Please do not take cash or cheques to the bank unless arranged with your property manager.

Do not leave any cash or cheques under the office door as the office will not be staffed during these times.


McDonald Upton will not take any responsibility for rent left while the office is not staffed.
