Methods Of Sale

One of our team members will work with you to assess the most suitable method of sale for your property based entirely on your preference as our client. We can analyse market demand, seasonal financial considerations, and recent market trends to make an informed recommendation. The fees for our professional services are negotiable and independent of the sale method chosen.

For example: an auction does not incur higher costs than a private sale.  Advertising fees are flexible and tailored to fit your property calibre, target market and budget. These fees are deducted from the buyer's deposit at the conclusion of the sale process. At McDonald Upton, we offer a variety of selling methods to suit both your property and your needs:

  • A fixed price is advertised, usually with internet-only marketing. This method offers a low-pressure approach and may take longer to achieve a result.

  •  Ideal for high-demand properties with the potential for multiple bidders. This method is suited for unique properties that may be difficult to value precisely.  A set auction date creates urgency, and the reserve price, controlled by the owner, can be decided closer to the auction day

  • Buyers submit their best offers in sealed envelopes by a specified date. The owner then selects the offer that best meets their needs.

  • For those who value their privacy, we can provide a quiet "off-market" approach, which are exclusive sales without public advertising. We use our extensive database to identify the perfect match for your property.

  • A flexible private sale method that sets a price range rather than a fixed asking price, encouraging buyers to make offers within the defined range. This approach reduces pressure and allows opportunities for negotiation.
